Half Moon Farm is Offered For Sale

 Half Moon Stables is located in New Holland, South Carolina, just off Exit 33 on I-20. The farm is approximately midway between Aiken and the Lexington/Columbia area and is close to the stores and outstanding medical facilities in both areas. We are 25 minutes from the Columbia airport.  

 

     The main house has three bedrooms and 2 ½ baths. The house has brasilian rosewood flooring throughout. There is a large formal dining room and an equally large family room. There is also a separate office adjacent to the laundry room and pantry. There are nine foot ceilings throughout the house. Upstairs is a 1,000 square foot bonus room that has been fully framed and is ready to turn into a large bedroom suite. The house also has a large enclosed garden area that regularly produces fresh spices and vegetables.

 

                The swimming pool is a 24 x 32 foot salt water pool with heater with a large paved deck area that is perfect for pool parties.

 

                There are also two manufactured homes on the property, which are presently used as residences for our Spanish riding instructor, our groom, and their families. One is a recently renovated three bedroom, two bath unit with new wood floors and a wood burning fireplace. The other is a two bedroom, one bath unit that is approximately five years old.

 

                The farm is located in Aiken County, so there are no city taxes. Property tax for the entire property and all improvements is only $3,700/year.

Farm Details

 

                The farm has a total of 33 completely flat acres. There is a regulation size dressage arena with the same footing that was used at the World Equestrian Games in Lexington, Kentucky, several years ago (silica sand and shredded fiber). The area is sprinklered and has excellent drainage. There is also plenty of room for a full size polo field or a hunter-jumper course in the same field.

 

                There is also a covered and lighted arena that is fully sprinklered. Inside the recently renovated barn, there are a total of 18 large 12' x 12' stalls. Twelve of the stalls have adjoining doors and can be turned into double size, indoor/outdoor stalls. There are separate tack areas and a wash rack. There is also a paneled and air conditioned tack room with bathroom facilities. The barn itself has a foam insulated ceiling and remains cool during the hot summer months. Each stall has its own overhead fan with a spray misting system. Stalls also have a vegetable based insect spray system on a separate timer.

 

                The work/storage room has twenty foot sliding doors that are high enough to allow a semi to back in. The room is also wired for 220 volt service. A half loft provides additional storage space.

 

                There are a total of 13 paddocks with a path between each for utility vehicle access and to discourage biting across common fences. Water is available to all paddocks.
